Before you set your minimums, understand what they do. They can have a major impact on your home's financial performance.

What the number you enter does

The number you enter is the lowest nightly rate we will allow a guest to book your home at. Our team actively manages your pricing throughout the year, and when demand data supports higher rates, we push prices up well above your minimum. But we will never go below it without written instructions from you. That means every night the market won't meet your number, your home sits unrented. This is a floor, and we do not recommend entering the price you're hoping the home rents for.

Two more important details:

1. Guests see a higher price than the number you set here

Booking sites like Airbnb and Vrbo apply their fees to the entire reservation, including cleaning, so the nightly price guests actually compare against other homes typically runs 20-30% above your minimum. Note also that your minimum is before our management fee, not after. (See the next screen for a worked example).

2. Waiting to adjust costs more than adjusting early

Guests book months ahead. If your home isn't booking at these rates and we wait too long, most travelers have already booked elsewhere, and filling your calendar then requires much deeper discounts than a small early adjustment would have.

The same logic applies to minimum stay

Requiring 7 nights turns away everyone looking for a shorter trip, which means pricing has to work harder to attract the guests who remain.

Most importantly: your overrides stay in place until you tell us otherwise

We respect your decision and will not call mid-season to suggest changes, even if your calendar is empty. Your minimums remain exactly as written until you send new instructions and resubmit this form.

Our recommendation

For these reasons, if your goal is to maximize income, we recommend staying in our data-backed, pace-based pricing. Our team monitors booking pace, local demand, and competing homes daily, and we make every effort to maximize what your home earns each year. Nightly rate is only one part of that equation.
